Financing a Condo Hotel in Florida: What Lenders Ask
Why the usual condominium loan does not apply, who lends instead, and what they review about the project and about you
Can you get a mortgage on a condo hotel suite? Sometimes, from the right lender, and almost never on the terms of an ordinary condominium loan. This guide explains why the usual programs step aside, who lends instead, what those lenders review about the project and about you, how a preconstruction purchase separates the deposits from any loan, and how to be introduced to a lender who writes these loans. Consult a mortgage lender before you reserve anything: nothing on this page is a lending decision, and every lender decides each case on its own.

Can you get a mortgage on a condo hotel in Florida? Sometimes, from a bank or a portfolio lender that finances condo hotel units on its own terms, usually with a larger down payment than an ordinary condominium loan; most agency programs exclude units in an operating hotel. The lender reviews the building first, including the declaration, the budgets, the insurance, the rental program and the management agreement, then the borrower. In a new project the deposits are cash during construction and any loan is funded at closing. Consult a mortgage lender before you reserve.
Why the Usual Condominium Loan Steps Aside
The loan programs that finance most Florida condominiums are written for homes. A condo hotel suite is a unit in an operating hotel: its owner may occupy it only part of the year under the city code, it is rented by the night under a program agreement, and its value depends partly on an operator's results. Those features place it outside the project standards most agency programs apply, and a lender that sells its loans into those programs generally cannot finance it. The same is often true of a unit in a building where the hotel owns a large share of the units or where the rental program is mandatory. The result is not that a suite cannot be financed, but that it is financed by lenders who keep the loan and price it themselves.
Who Lends on Condo Hotel Suites
Portfolio lenders, which hold the loan on their own books rather than selling it; regional and private banks with a Florida hospitality or luxury condominium practice; credit unions in some markets; and, for buyers from abroad, the lenders that write foreign national loans and will take a hotel unit as collateral. Each sets its own terms and each decides case by case, which is why a buyer should consult a mortgage lender early rather than assume. A mortgage broker who works these projects can place the loan with the lender most likely to accept the building, and we introduce buyers to brokers and direct lenders who have financed condo hotel units before, without describing any of them as approved by a developer.
What the Lender Reviews About the Project
Before the lender looks at you, it looks at the building. Expect it to ask for the declaration, the budgets of every association, the insurance in force on the building, the share of units sold and the share owned by any one party, the rental program agreement and whether the program is mandatory, the hotel management agreement and its term, the condition and inspection reports of an older building, and any pending litigation or special assessment. A new project adds the developer's financial standing and the construction schedule. We gather these documents for the lender so the review starts with the right papers, and the same documents are the ones you should read yourself before you sign.
What the Lender Reviews About You
The usual questions, with a few turns. Income and assets, with reserves held after closing; the source and seasoning of the down payment; your other properties and their payments, since a lender treats a suite as a second home or an investment property rather than a primary residence, which changes the rate and the down payment it requires; and your credit, or for a foreign national the income and assets documented at home in place of a United States credit file. A lender may count some of the program's revenue toward your qualification or none of it, depending on its policy and the history available; ask before you rely on it. Consult a mortgage lender for what applies to you.
Preconstruction: Deposits Now, a Loan at Closing
A new condo hotel project has two kinds of money. The deposits are paid to the developer on a schedule during construction, in cash, held in escrow under Florida law; no lender funds them. The mortgage, if any, is funded at closing when the building is finished, which may be years after the contract. A buyer who intends to borrow therefore needs the deposits in hand today and a lender willing to approve a loan on a building that does not exist yet, usually arranged closer to delivery when the building can be appraised. We lay the deposit schedule out beside the expected delivery date so you see what is cash and when, and what happens to the deposits if the delivery date passes.
Cash Now, Refinance Later
Many condo hotel buyers pay cash, either because the lender pool is thin or because a seller of a popular unit prefers it, and some refinance after closing once the building is operating and the unit can be appraised against its own history. A cash purchase does not remove the questions above; it postpones them to the refinance, and a buyer who plans to borrow later should ask a lender before buying whether the building would qualify then. For a buyer from abroad, the money itself needs planning: a United States bank account the escrow agent and the title company accept, and transfers arranged weeks ahead rather than the morning of closing.
Appraisal and Insurance
Two reviews happen late and can change the terms. The appraisal of a condo hotel suite rests on the resales of similar suites in the same building or in comparable hotels, and in a new project on contract prices rather than closings, so the appraiser's view of the market can differ from the price list. The insurance review looks at the master policy on the building, the windstorm and flood cover on an oceanfront site, and the contents and liability cover on your unit, with the premiums entering the lender's calculation of what you can carry. We obtain the master policy and the appraisal history of the building early, so neither review is a surprise at the end.
How to Be Introduced to a Lender
Tell us which project or building you are weighing, whether it is a new purchase or a resale, where you live and how you expect to pay, and a BreakThru agent connects you within one business day with a mortgage lender or broker who has financed condo hotel units, new condominium projects, second homes or foreign national purchases, as your case needs. We make sure the lender has the project documents and the dates; the lender decides and quotes. If financing is not available on terms you want, we say so early, before a deposit is due rather than after. Request a financing introduction or a private consultation on this page and we start with the building.

Questions Condo Hotel Buyers Ask
- Can I get a conventional mortgage on a condo hotel suite?
- Usually not. Most agency programs exclude units in an operating hotel, so a suite is financed, where it is financed at all, by a bank or a portfolio lender on its own terms. Consult a mortgage lender before you reserve, and expect a larger down payment than for an ordinary condominium.
- Does the developer offer financing on a condo hotel?
- Some projects name lenders who have reviewed the building, which is not the same as approval of your loan, and we do not describe any lender as approved by a developer. We introduce you to lenders who have financed condo hotel units and let each decide.
- Can rental program income help me qualify for the loan?
- Sometimes, depending on the lender's policy and the history available for the building; a new project has no history, so many lenders count none of it. Ask the lender before you rely on it, and consult a mortgage lender early.
- Are the deposits on a preconstruction condo hotel financed?
- No. Deposits are paid to the developer in cash on a schedule during construction and held in escrow under Florida law. A mortgage, if any, is funded at closing when the building is finished, which can be years after the contract is signed.
- Can a foreign national finance a condo hotel in Florida?
- Through lenders that write foreign national loans and will accept a hotel unit as collateral, underwritten from income and assets documented at home and usually with a larger down payment. Many international buyers pay cash. Consult a mortgage lender before you reserve, because the deposits are due either way.
