Living in El Portal

El Portal is a village of houses along the Little River in northeast Miami-Dade County, with Miami Shores to the north and the City of Miami's Little River neighborhoods to the south, on streets from NW 5th Avenue east past NE 4th Avenue. It incorporated in 1937 and keeps its own village government. North Miami Avenue and NE 2nd Avenue run through it, Interstate 95 is close by to the west, and the Citadel food hall and the shops along NE 2nd Avenue sit just south in Little River. The Design District is about ten minutes south, downtown Miami about fifteen, and Miami Beach about twenty across the bay. Listings describe the village as a bird sanctuary and place a Tequesta Indian mound near Sherwood Forest. Recent listings name Hubert O. Sibley or Miami Shores for elementary school, Horace Mann Middle and Miami Edison Senior High; assignments change, so confirm the school for the exact address.

Mid Century Houses, Older Bungalows and Renovations

El Portal was built over several decades, and its streets show it. A few houses date from the late twenties and thirties, among them Spanish Mediterranean houses and bungalows, many more from the late forties and fifties, including mid century modern houses with breeze block, terrazzo floors and wide windows, and a smaller number from the seventies. Most are single story homes with two to five bedrooms on lots that run from roughly a sixth of an acre to a third of an acre, under mature trees, and several carry a detached guest cottage or an in law suite with its own entrance. Renovation is the main story: fully remodeled houses with new roofs, impact windows, new kitchens and pools now sit beside originals, and the occasional new house, such as a two story home completed in 2026 on NE 88th Street, replaces an older one. Most houses here are on septic tanks, so the septic system deserves its own inspection, along with the roof, the electrical and plumbing, and the permits for any addition, cottage or converted garage.

The Little River and the Flood Zone

The Little River winds through the south of El Portal, and a short list of houses in Soars River Estates and El Jardin back onto it, with tropical gardens running to the water. Listings call the water river front or canal front, and one records no fixed bridges, but the route a boat would take to Biscayne Bay, the depth and the bridges downstream are questions to confirm for the specific lot rather than assume. Away from the river, most El Portal listings read flood zone X, while riverfront lots read AE or AH, where a lender requires flood insurance, so ask for the elevation certificate and a quote for any waterfront house. The river and the canopy also bring wildlife, and listings mention peacocks and the village's standing as a bird sanctuary.

Quartiers

El Portal is small enough to know street by street, and its older plats still carry names buyers use. East of North Miami Avenue, Sherwood Forest holds houses from the late thirties to the fifties on NE 86th and NE 87th Streets under a heavy tree canopy, and El Jardin sits by the Little River, with a few canal front lots and houses from the forties to the seventies. The numbered El Portal sections fill the streets between NE 86th and NE 90th Streets. West of North Miami Avenue, Homedale holds houses from the forties on NW 88th to NW 90th Streets, Glendale Manor holds houses from the mid fifties on NW 88th Street, NW 88th Terrace and NW 90th Street, and Millers El Portal Estates, River Estates and Soars River Estates fill the streets near North Miami Avenue and the river. Sherwood Forest, El Jardin, Homedale and Glendale Manor each have a page with live listings and recent sales; the house, pool and luxury pages below cover the whole village.

Selling a Home in El Portal

Your El Portal buyer may already be looking. BreakThru Realty works with hundreds of prequalified buyers searching for properties. Each one tells us the areas, the price range, the property type and the features they want, and we keep that on file. Before you list, a broker checks your home against those requests and prices it from recent MLS sales near it, and if no buyer on file fits, the plan reaches the rest of the market. Your El Portal buyer may already be looking. BreakThru Realty works with hundreds of prequalified buyers searching for properties, and before you list, a broker checks your home against the requirements of the buyers already working with us: a tree lined village street, a mid century or older house with character, a pool, a guest cottage, the Little River, a new build, and the budget, then reaches out to the buyers it fits. Your home may be the one a buyer is waiting to find. If no buyer on file fits, the plan that reaches the rest of the market begins with the MLS listing that reaches cooperating agents, priced from the El Portal and nearby Miami Shores sales that match your lot, your condition and your guest space, since a renovated house and an original on the same street now sell far apart. Then the strategy follows your objectives: the price you need, the date you need to move and where you are going next. Request Your Property Valuation for a first number from matched sales, ask for a full comparative market analysis when you are ready to list, or ask about a cash offer for a fast sale as is.

Investing in El Portal

Investors in El Portal usually buy for one of three plans. The first is renovation: an original house from the forties or fifties bought, updated with a new roof, impact windows, new systems and often a pool, and resold, which works when the permits are closed and the septic system is part of the budget. The second is the rental: houses lease by the year to families and professionals who want a short drive to the Design District, downtown and Interstate 95, and the occasional furnished house leases for a season, subject to the village's own rules. The third is a property with more than one dwelling, such as a lot with a main house and a guest cottage or the rare triplex on the west side, where the permits and the zoning decide what may be rented. Get Your Investment Property Analysis and we model the rent from current El Portal leases and the resale from matched closed sales before you offer.

El Portal Real Estate FAQ

Where is El Portal, Florida?
El Portal is a small village in northeast Miami-Dade County, about seven miles north of downtown Miami, along the Little River between Miami Shores to the north and the City of Miami's Little River neighborhoods to the south. North Miami Avenue and NE 2nd Avenue run through it, Interstate 95 is close by to the west, and the Design District is about ten minutes south. Its addresses carry the 33150 and 33138 ZIP codes, which it shares with neighboring parts of Miami and Miami Shores.
How much does a home in El Portal cost?
Prices in El Portal follow condition more than anything else. Original houses and homes sold as is sit at the low end, fully renovated houses with pools and guest cottages fill the middle and upper range, and new construction and the larger renovated homes on big lots sit at the top. For current figures, use the market table on this page, which the MLS refreshes daily with median asking and sold prices, and the luxury, pool and price reduced pages break the market into its parts.
Is El Portal in a flood zone?
Most El Portal listings read flood zone X, which carries no federal requirement for flood insurance, while the lots along the Little River read AE or AH, where a lender requires it. Even in zone X, heavy rain can pool on low streets, so ask the seller about past water and look at the lot after a storm if you can. For any riverfront house, ask for the elevation certificate and a flood insurance quote before you offer, and check the seawall or bank along the water.
What should I know about older houses in El Portal?
Most El Portal houses date from the late forties and fifties, with some from the thirties, so the age decides the checklist: the roof and its permit, impact windows or shutters, the electrical panel, the plumbing and the septic tank, which serves most homes here. Many houses carry a guest cottage, an in law suite or a converted garage, so compare what you see with the permits and the county record. Mid century details such as terrazzo floors and breeze block add character that buyers value, and a careful renovation keeps them.
Can I rent out a guest cottage in El Portal?
Only if the village permits it as a separate dwelling and the zoning allows it to be leased on its own. Many El Portal lots carry a detached cottage or an in law suite with its own entrance, and listings often describe them as income potential, but a unit built without permits affects the appraisal, the insurance and what the village will allow. Before you count on the rent, ask the seller for the permits, check the county record for the number of units, and confirm the village rules on rentals and short stays.
What is my El Portal home worth?
Your home is worth what buyers pay for the sales that truly match it, so we start from closed sales in El Portal and the nearest streets of Miami Shores with a similar lot, age and condition, adjusted for a pool, a guest cottage, the renovation, the roof, the septic system and any river frontage. Request Your Property Valuation for that first number, ask for a full comparative market analysis when you are ready to list, and ask about a cash offer if a fast sale as is suits you better.
Do you already have buyers looking for homes in El Portal?
BreakThru Realty works with hundreds of prequalified buyers searching for properties. We keep each buyer's requirements on file: the neighborhoods, the price range, the property type and the features they are waiting for. Whether one of them fits your home is something a licensed broker checks for your property specifically, before the call. Your home may be the one a buyer is waiting to find; we confirm it before we call it a match, and a potential match is a conversation, not an offer.
