Living in Hialeah

Hialeah sits in northwest Miami-Dade County, across the Miami Canal from Miami Springs and Medley, with Hialeah Gardens to the west, Miami Lakes and the unincorporated communities of Palm Springs North and Country Club to the north, and Opa-locka to the east. Glenn Curtiss and James Bright developed it in the early 1920s, the city incorporated in 1925, and the same year Hialeah Park opened its racetrack, now Hialeah Park Racing & Casino and still known for its flock of flamingos. Spanish is the everyday language in most of the city's shops, offices and homes. Palm Avenue is the historic main street, with City Hall downtown; West 49th Street carries the shops of Palm Springs Mile and Westland Mall; and Okeechobee Road follows the canal along the southwest edge. The Palmetto Expressway and Interstate 75 serve the west side, Metrorail stops at the Okeechobee and Hialeah stations, and Tri-Rail stops at Hialeah Market. Miami International Airport is about fifteen minutes south and downtown Miami about twenty five, and Amelia Earhart Park, a county park with lakes and trails, sits on the northeast edge.

Block Houses, Efficiencies and Gated Townhomes

Most of Hialeah is single family houses, and most of those are concrete block homes built from the late 1940s to the 1960s on lots of roughly six to eight thousand square feet, in East Hialeah plats such as Sun Tan Village, Essex Village, Ingleside Park and Saratoga Heights, around downtown and in west central plats such as Westhaven and Castle Estates. Many have been enlarged over the years, and it is common to find a house with a separate efficiency or an in law suite with its own entrance, which buyers value for relatives and for rent. Whether that space is permitted is the first thing to check: the county property record sometimes shows fewer bedrooms than the listing, and an unpermitted unit affects the appraisal, the insurance and what the city will allow. In the northwest corner, close to Interstate 75, gated communities changed what the city offers: Bellagio and its Aragon villas from 2014 and 2015, Bonterra from 2016 and 2017, and Aquabella, built by Lennar from 2018 to 2021, with townhomes, villas and two story houses around lakes, behind a gate, under an association. Condominiums are a small part of the market.

Where the Hialeah Address Runs Past the City Line

A Hialeah mailing address does not always mean the City of Hialeah. Many listings filed under Hialeah sit in unincorporated Miami-Dade County to the north: Country Club of Miami, built around the county golf course of the same name; Country Lake Manors and Country Lake Park; Palm Springs North with its lakes; and The Moors, Lakes of Avalon, Century Gardens and Bonita Golf View. Several of them describe themselves as Miami Lakes, yet they lie outside the Town of Miami Lakes too. There, property taxes, permits, code enforcement and services follow Miami-Dade County rather than the city, so we read the municipality on the tax record before comparing prices. Water here means lakes rather than the ocean: lakefront townhomes in Aquabella and The Moors, houses on the Palm Springs North lakes and golf and lake views at Country Club of Miami. None of it reaches the sea, so ask what the lake allows, from swimming to a small boat or a dock, and who maintains the bank behind the house.

Vecindarios

Hialeah divides into the old east side, the west, the gated northwest and the unincorporated north. In East Hialeah, Sun Tan Village, Essex Village, Ingleside Park, Saratoga Heights and Bradley Manor hold the postwar block houses, many with a second unit, and Downtown Hialeah covers the original town plats around Palm Avenue, where duplexes mix with houses. In west central Hialeah, Westhaven and Castle Estates hold single story houses from the late 1950s and 1960s on larger lots. In the northwest, Aquabella, Bonterra and Bellagio and Aragon are the gated communities built since 2014. North of the city line, under a Hialeah address in unincorporated Miami-Dade, Palm Springs North, Country Club of Miami, Country Lake, The Moors, Century Gardens, Lakes of Avalon and Bonita Golf View each have a page with live listings and recent sales. The price, property type and lifestyle pages below cut the whole market the way buyers search it.

Selling a Home in Hialeah

Your Hialeah buyer may already be looking. BreakThru Realty works with hundreds of prequalified buyers searching for properties. Each one tells us the areas, the price range, the property type and the features they want, and we keep that on file. Before you list, a broker checks your home against those requests and prices it from recent MLS sales near it, and if no buyer on file fits, the plan reaches the rest of the market. Your buyer may already be searching for a home like yours. BreakThru Realty works with hundreds of prequalified buyers searching for properties, and before you list, a broker checks your Hialeah home against the requirements those buyers have given us, from the neighborhood and the budget to a pool, a garage or room for an in law suite, and reaches out to the buyers it fits. Your home may be the one a buyer is waiting to find. If no buyer on file fits, the plan reaches the rest of the market through the MLS listing that cooperating agents across Miami-Dade search, priced from matched closed sales: an East Hialeah house against sales of the same era, lot and condition nearby, a townhome in Aquabella or Bonterra against resales inside its gates, and a home in Palm Springs North or Country Club of Miami against its own unincorporated community. An extra unit adds value only as far as its permits support it, so we gather the permits before buyers ask. Throughout, the strategy follows your objectives: the price you need, the date you want to move and where you go next. Request Your Property Valuation for a first number from matched sales, ask for a full comparative market analysis when you are ready to list, or ask for a cash offer if a fast sale as is matters more than price.

Investing in Hialeah

Investors in Hialeah buy for rent more than for resale. The steadiest demand is for houses leased by the year to families, and the city's housing stock makes a second income common: a house with a permitted efficiency, a duplex on a lot zoned for one near Palm Avenue, or a small apartment building downtown. Gated townhomes in Aquabella, Bonterra and Bellagio lease to families who want newer construction, subject to each association's leasing rules and tenant approval. On East 49th Street and the commercial corridors, older houses are marketed as development sites, which depend on the city's zoning and site plan approval. In every case the rent counts only for units the permits support, and the insurance quote, the roof age and the property taxes, which reset after a sale, belong in the numbers. Get Your Investment Property Analysis and we model the rent from current Hialeah leases and the resale from matched closed sales before you offer.

Hialeah Real Estate FAQ

Where is Hialeah, Florida?
Hialeah is a city in northwest Miami-Dade County, north of Miami International Airport and Miami Springs across the Miami Canal, with Hialeah Gardens and Medley to the west, Miami Lakes to the northwest and Opa-locka to the east. The Palmetto Expressway and Interstate 75 serve its west side, Metrorail and Tri-Rail stop in the city, and downtown Miami is about twenty five minutes away by car.
How much does a home in Hialeah cost?
The range runs from older condominiums and townhouses to postwar block houses in East Hialeah, then renovated houses with a second unit, gated townhomes and houses in Aquabella, Bonterra and Bellagio, and at the top, golf course and lakefront houses in Country Club of Miami and Palm Springs North with a Hialeah address. For current figures, use the market table on this page, which the MLS refreshes daily with the median asking and sold prices for houses and condos.
Is every Hialeah address inside the City of Hialeah?
No. The Hialeah mailing address also covers unincorporated Miami-Dade County to the north, including Palm Springs North, Country Club of Miami, Country Lake, The Moors, Lakes of Avalon, Century Gardens and Bonita Golf View, and some of those listings call themselves Miami Lakes although they sit outside that town as well. Taxes, permits and services follow the municipality on the tax record, not the mailing address, so we check it for every home before we compare prices.
Why do Hialeah street addresses look different from the rest of Miami-Dade?
Because Hialeah keeps its own street grid. Inside the city, streets and avenues carry East and West prefixes counted from Palm Avenue on Hialeah's own numbering, so West 49th Street is the road the county grid calls NW 103rd Street, and a Hialeah avenue number does not match the county avenue with the same number. Unincorporated areas with a Hialeah address, such as Palm Springs North, use the county grid. Map the address rather than reading the number when you compare homes or a commute.
Can a Hialeah house come with a separate efficiency or a second unit?
Yes, and many do, but only some of those units are permitted. A house may have a legal efficiency or in law suite, a lot may be zoned for a duplex, or a garage or addition may have been converted without permits. Before you count on the rent, compare the listing with the county property record, ask the city for the permit history and the zoning of the lot, and tell your lender and insurer what the property really is. We pull those records with you before an offer.
What is my Hialeah home worth?
A free valuation from us starts with closed sales that match your home: the same part of the city or the same unincorporated community, the same era and lot size, the same condition, and for a gated townhome the resales inside its own gates. A second unit is valued as far as its permits support it, and a pool, impact windows, a newer roof and parking all move the number. When you are deciding whether to list, ask for a full comparative market analysis; if speed matters more than price, ask for a cash offer.
Do you already have buyers looking for homes in Hialeah?
BreakThru Realty works with hundreds of prequalified buyers searching for properties. We keep each buyer's requirements on file: the neighborhoods, the price range, the property type and the features they are waiting for. Whether one of them fits your home is something a licensed broker checks for your property specifically, before the call. Your home may be the one a buyer is waiting to find; we confirm it before we call it a match, and a potential match is a conversation, not an offer.
