Buying at Bentley Residences From Another Country

Can you buy a residence at Bentley Residences from another country? Yes. The United States sets no citizenship or residency condition on owning real estate, and most of a purchase here can be handled from home: the registration, the price list, the contract, the deposits and the documents. A Florida law restricts buyers tied to a short list of countries, and the tax when you sell one day works differently for a foreign owner. This page covers both, with the steps we take for a buyer abroad.

Developer inventory: These are the residences listed on the MLS today. A developer usually sells its own inventory directly from its sales gallery without listing each residence, so the developer's price list can hold plans and floors this page does not show. Who Buys New Construction in South Florida

MIAMI REALTORS reported in November 2025 that international buyers made 52% of the new construction, preconstruction and condo conversion purchases in the Miami market area projects it examined over 22 months, buyers from 73 countries. Among those international buyers, 23% came from Colombia, 20% from Mexico, 11% from Argentina and 9% from Brazil. The figures describe new construction across the market, not Bentley Residences in particular.

What We Arrange Before You Travel

A first consultation by video call or WhatsApp, in Spanish with one of our Spanish speaking agents, or with an interpreter for Portuguese and French. We register you with the developer before any contact, obtain the price list, the deposit schedule and the floor plans, and send the plans that fit your view, floor and budget. When you visit, we go to the sales gallery with you; until then, the filmed walkthrough of its model residence is on our buying guide. Schedule a consultation by video call and we start with the price list and the plans.

Deposits Wired From Abroad

Deposits on a new condominium are paid in stages, and Florida law requires the developer to hold them in escrow. A buyer abroad plans each wire weeks ahead: the bank that sends it, the currency exchange, the documents your bank asks for before money leaves your country, and the escrow agent's instructions, confirmed by phone and never by email alone, because wire fraud targets real estate deposits. Your bank and a tax adviser at home answer the rules on sending money abroad.

In Your Name or Through a Company

A foreign buyer can take title personally, jointly, or through a company or a trust. The choice changes the United States estate tax exposure, the reporting and the cost of selling later, and it is best made before the contract is signed, because changing the buyer after signing usually needs the developer's consent. A tax adviser who works with nonresidents and a Florida attorney decide it with you, and we keep them on the developer's timeline.

Florida's Foreign Ownership Law

Chapter 692 of the Florida Statutes bars people domiciled in China who are not United States citizens or permanent residents, and entities tied to China, from buying Florida real estate, with a narrow exception for a single residential property under conditions an attorney must check. Buyers tied to China, Russia, Iran, North Korea, Cuba, Syria or the Venezuelan regime face limits near military installations and critical infrastructure. Every buyer signs an affidavit about the law at closing, and sanctions rules can reach a buyer or the source of the funds, so a Florida attorney confirms where you stand before you sign.

When You Sell: FIRPTA

When a foreign owner sells United States real estate, the buyer generally must withhold 15% of the amount realized and send it to the IRS under FIRPTA; the seller's actual tax is settled on a return afterwards. The exemption and the reduced rate the IRS allows apply only to a home bought as a residence for $1 million or less, so they do not reach a residence at these prices. If you buy a resale here from a foreign seller, the duty to withhold is yours, and the closing agent handles it at closing.

Financing From Abroad

Some buyers pay cash; others borrow through loans written for foreign nationals, underwritten from the income and assets documented at home. The terms are for a lender to set, so consult a mortgage lender before you reserve: the developer's deposits are due on schedule whether or not a loan is approved later.

Floor Plans, Pricing or a Private Presentation of Bentley Residences

Tell us what you want from the residence: the view, the size, the garage, the budget and when you want to move in. Tyson E. Sam or a BreakThru agent replies within one business day with the plans that fit, the developer's current price list and deposit schedule, and the residences on the MLS. A presentation can be at the sales gallery, at our office or by video call. We register you before your first contact with the developer and confirm in writing how our fee is paid.

Questions From International Buyers

Can a foreigner buy at Bentley Residences?
Yes. The United States sets no citizenship or residency condition on owning real estate. Florida restricts purchases by people domiciled in China, and near military sites and critical infrastructure by buyers tied to a few other countries; a Florida attorney confirms whether that reaches you before you sign.
Do I have to travel to buy at Bentley Residences?
No. The registration, the price list, the contract and the deposits can be handled from abroad, and the closing can be signed where you live. Many buyers still want to see the sales gallery at 18325 Collins Avenue before they reserve; we arrange the visit and go with you.
Does buying at Bentley Residences give me a visa?
No. Owning a home in the United States gives no visa or residency, and you do not need a visa to own one. An immigration attorney answers visa questions.
Can a foreign national get a mortgage at Bentley Residences?
Lenders write loans for foreign nationals, underwritten from income and assets documented at home and usually with a larger down payment than a resident's. Consult a mortgage lender before you reserve, because the developer's deposits are due on schedule either way.
Do you work in Spanish and Portuguese?
Our Spanish speaking agents work with buyers in Spanish directly. For Portuguese and French we arrange an interpreter for the consultation, the visit and the calls. The contract and the documents are in English, like every Florida purchase, and your attorney takes you through them.
What tax applies when a foreign owner sells?
Under FIRPTA the buyer generally withholds 15% of the amount realized and sends it to the IRS; the seller's actual tax is settled on a United States return. A tax adviser who works with nonresidents plans it with you before you buy.
