Buying a Beachfront Home in Florida: Dunes, Setbacks and Storms
La réponse courte
A house on the sand is governed by rules a house inland never meets: state permits for building seaward of the coastal construction control line, dune protection, sea turtle lighting rules, and the public's use of the wet sand beach. Check what you can build, repair and light before you price the lot.
The Coastal Construction Control Line
Florida sets a coastal construction control line along sandy beaches. Building, adding to or substantially rebuilding seaward of it needs a state permit, with conditions on foundations, elevation and the dune. If you plan to renovate, expand or rebuild, ask an architect what the line and the local setback allow on this lot before you make an offer.
Dunes, Walkovers and Sea Turtles
Dunes protect the house in a storm and are protected by law; walkovers, fences and plantings on them need permits. Coastal cities and counties enforce sea turtle lighting rules during nesting season, which limit outdoor and interior lighting visible from the beach. Read the local ordinance; it affects how the house looks at night.
Your Lot and the Public Beach
In Florida, the beach below the mean high water line is public. Your deed and survey show where your lot ends, and some beaches also carry customary public use above that line in limited places. Read the survey and ask the title agent what the lot line at the beach is.
Erosion and Renourishment
Beaches move. Ask for the history of erosion on the stretch in front of the house, whether the county renourishes it and on what schedule, and how close the dune line has come in recent storms.
Elevation, Construction and Insurance
Get the flood zone, the elevation certificate and the age of the roof, windows and doors. Newer homes built to current coastal codes usually insure for less. Ask for windstorm and flood quotes early, and read the seller's flood disclosure required since October 1, 2025.

Your Waterfront Buyer May Already Be Working With Us
BreakThru Realty works with buyers searching for waterfront homes with ocean access, no fixed bridges, deep water, private docks and Intracoastal frontage. Boaters know the vessel they need to keep behind the house, and they tell us. If you own a waterfront home, a broker can compare its frontage, dock and route to the ocean with those requirements and discuss a potential buyer match before you list.
BreakThru Realty works with hundreds of prequalified buyers searching for properties. Before you list, a broker reviews what you own, the market around it and whether an existing buyer's requirements match. If none does, you see how we would position it to reach other qualified buyers.

A potential match is a conversation, not an offer, until the buyer sees your property and makes one. No buyer is named and nothing about your property or business is shared until you decide to proceed.
Buying a Beachfront Home in Florida: Dunes, Setbacks and Storms: Questions
- What should I check before buying a beachfront home in Florida?
- A house on the sand is governed by rules a house inland never meets: state permits for building seaward of the coastal construction control line, dune protection, sea turtle lighting rules, and the public's use of the wet sand beach. Check what you can build, repair and light before you price the lot.
- Can I rebuild or expand a beachfront home in Florida?
- Possibly, with a state permit for work seaward of the coastal construction control line and the city's approvals. The rules limit footprint, elevation and dune impact; ask an architect before you buy if you plan to change the house.
- Do I own the beach in front of my house?
- Not below the mean high water line, which is public. Your survey shows your lot line; ask the title agent where it falls.
- Why are lights restricted on beachfront homes?
- Coastal communities limit lighting visible from the beach during sea turtle nesting season so hatchlings are not drawn inland. Check the local ordinance.
