Living in Wilton Manors

Wilton Manors calls itself the Island City because the North and South Forks of the Middle River wrap around most of it, leaving about two square miles of streets between Fort Lauderdale on the south and east and Oakland Park to the north, with the tiny Village of Lazy Lake as an enclave inside. Incorporated in 1947, it filled in through the fifties with concrete block ranch houses, and many of those houses remain, renovated or rebuilt. Wilton Drive is the main street, a diagonal run of restaurants, bars, coffee shops and stores where the city holds its street festivals, and residents walk or bike to it from much of the city. Parks follow the river: Colohatchee Park with its boardwalk and boat ramp, Richardson Historic Park and Nature Preserve, and Island City Park Preserve, with Hagen Park for sports and community programs. The city has its own police department. Downtown Fort Lauderdale and Las Olas Boulevard are about ten minutes south and the beaches about fifteen minutes east. Wilton Manors has no ZIP code of its own, so addresses read Fort Lauderdale; confirm the school assignment for the address with Broward County Public Schools.

The Middle River, Canals and Fixed Bridges

Most Wilton Manors waterfront homes sit on the Middle River or on the canals that branch from it: Middle River Estates and Middle River Manor in East Wilton Manors, Edgewater Estates beside Colohatchee Park, Almar Estates at the north end, and Boulevard Estates, Jenada and Meadowbrook on the west side. Boats run down the river to the Intracoastal Waterway and on to the Atlantic through Port Everglades, but the route passes fixed bridges, and listings regularly record one or two of them, so the clearance at high tide, more than the dock, decides how tall a boat a Wilton Manors home can keep. Center consoles, small cruisers, kayaks and paddleboards suit most of these lots; a sailboat with a mast usually does not. Canals here are mostly under eighty feet wide and the depth varies, so for every waterfront home we check the bridges and their clearances, the depth at the dock at low tide, the seawall and its cap, the dock and lift permits, and the flood zone and elevation. Colohatchee Park's ramp gives owners on dry lots a place to launch.

Mid Century Houses, Townhomes and New Construction

Wilton Manors is mostly single family houses from the fifties: concrete block, terrazzo floors, pools added over the decades, and lots without a homeowners association. Many have been renovated with impact glass, metal or new tile roofs and open kitchens, and a growing number have been replaced with new two story houses, as on the streets of Sunset Manors and Meadowbrook. Townhomes fill in around them: Altessa at Wilton Manors, a new community on Manor Way; Wilton Station from 2006 and 2007 near the river, with its promenade, pool and clubhouse; Old Florida Village and Palm Island Villas near Wilton Drive; and smaller groups such as Villa Escondida. Condominiums are few. For a house, ask for the permits behind each update, the roof age, the four point and wind mitigation reports and the sewer lateral; for a townhome, the association budget, the reserves and the leasing rules.

Vecindarios

Wilton Manors is small enough to know plat by plat. On the water in East Wilton Manors, Middle River Estates and Middle River Manor hold the canal and river homes, Edgewater Estates its point lots and duplexes by Colohatchee Park, and Coral Gardens a few streets of houses and a rental compound. In the center, Tropical Manors and Sunset Manors are a walk from Wilton Drive, the second rebuilding lot by lot, and Highland Estates holds the Old Florida Village townhomes. Almar Estates sits on its canals at the north end. West of the Drive, Babco Heights, Wilton Estates and March Estates are dry lot streets of fifties houses, Jenada and Boulevard Estates add canal lots and a gated enclave, and Meadowbrook sits on the river. Wilton Station is the gated condominium and townhome community, and Altessa at Wilton Manors the new townhome community. Each has its own page with live listings and recent sales.

Selling a Home in Wilton Manors

Selling in Wilton Manors starts with knowing what your home is competing with, because a renovated house a block from the Drive, a canal home past two fixed bridges and a new townhome draw different buyers. BreakThru Realty works with hundreds of prequalified buyers searching for properties. Before you list, a broker checks your home against the requirements of the buyers already working with us, the location, price, size, water and features they asked for, and reaches out to the ones it fits; your home may be the one a buyer is waiting to find. If no buyer on file fits, the plan reaches the rest of the market: an MLS listing in front of cooperating agents across South Florida, priced from closed sales that match the frontage, the bridges, the lot and the condition rather than a citywide median. The strategy is built around your objectives: your price, your timing and your next move. Request Your Property Valuation for a first number from matched sales, ask for a full comparative market analysis when you are ready to list, or See If We Already Have Your Buyer; if speed matters more than price, ask about a cash offer for a fast, as is sale.

Investing in Wilton Manors

Investors in Wilton Manors work three strategies. The first is rental income from duplexes and fourplexes, which sit mostly in Edgewater Estates near Colohatchee Park, Babco Manors and the plats around the Drive, many renovated with shared pools and leased by the year. The second is the furnished rental: pool houses within a walk of Wilton Drive lease by the month or the season, and a few owners run short stays, which follow the city's and the state's rules, so licensing and parking come first. The third is renovation or replacement, buying a fifties house for its lot and rebuilding to current flood and wind code, as on several streets in Sunset Manors and Meadowbrook. Waterfront lots add a seawall to the budget. Get Your Investment Property Analysis: we model the rent from current Wilton Manors leases and the resale from the closed sales that match the property.

Wilton Manors Real Estate FAQ

Where is Wilton Manors, Florida?
Wilton Manors is a small city in central Broward County, just north of downtown Fort Lauderdale, surrounded by Fort Lauderdale on most sides, with Oakland Park to the north. Wilton Drive runs diagonally through the middle of the city, the Middle River wraps around most of it, and the beaches and Las Olas Boulevard are each a short drive away. Addresses use Fort Lauderdale ZIP codes, 33305, 33306, 33311 and 33334, because the city has none of its own.
Why is Wilton Manors called the Island City?
Because the North and South Forks of the Middle River wrap around most of the city, so many of the roads into Wilton Manors cross a bridge. That water is also why so many of its fifties houses sit on canals or the river with docks behind them. The same bridges set the limit for boaters, since several are fixed, so a waterfront buyer here checks the clearance on the route out as well as the dock.
How much does a home in Wilton Manors cost?
It depends on the water and the condition more than the street. Condominiums at Wilton Station and fifties houses on dry lots in West Wilton Manors sit at the entry end, renovated bungalows near Wilton Drive and new townhomes at Altessa in the middle, and canal homes, river point lots and new two story houses at the upper end. For current figures, use the market table on this page, which the MLS refreshes daily with median asking and sold prices; the waterfront, luxury and townhome pages break the market into its parts.
Can I keep a boat at a Wilton Manors home?
Yes, a smaller one. Canal and river homes in Middle River Estates, Middle River Manor, Edgewater Estates, Almar Estates and Boulevard Estates have docks behind seawalls with ocean access along the Middle River and the Intracoastal, but the route passes fixed bridges, so center consoles and small cruisers fit where a tall boat or a sailboat does not. We confirm the bridge clearances, the depth at the dock at low tide, the canal width and the dock permits for every boater we represent.
Do Wilton Manors homes have a homeowners association?
Most houses do not. The fifties plats that make up most of the city, from Babco Heights to Middle River Manor, carry no mandatory association, so owners renovate, add pools and rebuild within the city code. The exceptions are the townhome and condominium communities, Wilton Station, Altessa at Wilton Manors and Old Florida Village among them, and a few gated pockets such as Jenada Isle. Where there is an association, ask for the budget, the reserves, the fee and the leasing rules before you offer.
What is my Wilton Manors home worth?
A free valuation from us starts with the closed sales that truly match: the same canal or river frontage and the same bridges for a waterfront house, the same plat and renovation for a house near Wilton Drive, the same community for a townhome, or the rents and units for a duplex. When you are deciding whether to list, ask for a full comparative market analysis and the broker's check against the buyers already working with us; if speed matters more than price, ask for a cash offer. Request Your Property Valuation to start.
Do you already have buyers looking for homes in Wilton Manors?
BreakThru Realty works with hundreds of prequalified buyers searching for properties. We keep each buyer's requirements on file: the neighborhoods, the price range, the property type and the features they are waiting for. Whether one of them fits your home is something a licensed broker checks for your property specifically, before the call. Your home may be the one a buyer is waiting to find; we confirm it before we call it a match, and a potential match is a conversation, not an offer.
