Furnished, Seasonal or Annual Rental: Which Is Right for You?

La respuesta breve

An annual rental is an unfurnished twelve-month lease and the least expensive way to live in South Florida; a furnished rental costs more per month and suits a move of a few months to a year; a seasonal rental is a furnished home quoted as a total for the winter season, booked months ahead and taxed as a short stay when the lease runs six months or less. Pick by how long you are staying and whether you are bringing furniture.

Alquileres anuales

A twelve-month lease on an unfurnished home, condo or apartment, renewed or ended with the notice the lease sets. It is the standard South Florida rental, the one most associations allow, and the one with the lowest monthly rent for a given home. You bring your own furniture, open the utilities in your name and take the home as you would an owner, lawn and pool service aside where the lease assigns them.

Alquileres amueblados

A furnished home leases with the furniture, kitchenware, linens and usually internet and cable included, for a term from a few months to a year. The monthly rent runs higher than the same home unfurnished, the deposit is often larger, and a cleaning fee is common. It suits a corporate relocation, a renovation of your own home, a trial of a neighbourhood before buying, or a stay between homes.

Alquileres de temporada

A seasonal rental is a furnished home let for the winter season, most in demand from January through April, and quoted as a total for the stay rather than a monthly rent. The best ones book in late summer and autumn, often to the same renters year after year. Rent is usually paid in full or in large instalments before arrival, and the home comes with everything from towels to a parking pass.

The Transient Rental Tax

Florida and its counties levy a transient rental tax on leases of six months or less, collected by the owner on top of the rent along with state sales tax; a lease of more than six months is exempt. That tax is why a six-month seasonal stay can cost more than the same months on a longer lease, and why many seasonal owners quote "six months and a day". Ask what the quoted total includes before you commit.

What the Association Allows

Many condominium and gated-community associations allow only annual leases, or limit a unit to one or two leases a year with a minimum term, so a home that may be leased only annually cannot be rented for the season however willing the owner. Oceanfront buildings and the Palm Beach, Boca Raton and Wellington seasonal markets are where short terms are commonest; a BreakThru agent checks the rules before you tour.

Choosing

Staying a year or more and bringing furniture: annual. Staying three months to a year, or arriving without furniture: furnished. Here for the winter and leaving in spring: seasonal, booked early. For a luxury seasonal home, the luxury rentals page lists the furnished and seasonal inventory by city; for everything else, the rental search filters by lease term and furnished.

Furnished, Seasonal or Annual Rental: Which Is Right for You?: Questions

Furnished, seasonal or annual: which rental is right for me?
An annual rental is an unfurnished twelve-month lease and the least expensive way to live in South Florida; a furnished rental costs more per month and suits a move of a few months to a year; a seasonal rental is a furnished home quoted as a total for the winter season, booked months ahead and taxed as a short stay when the lease runs six months or less. Pick by how long you are staying and whether you are bringing furniture.
Can I turn a seasonal rental into an annual one?
Sometimes, when the owner does not use the home and the association allows it; ask before the season rather than after. The annual rent is quoted by the month and is usually well under the seasonal rate for the same months.
Are utilities included in a furnished rental?
Often internet, cable, water and sometimes electricity up to a cap are included, and the lease says which. An electricity cap matters in a South Florida summer, when air conditioning is most of the bill.
Does a month-to-month lease count as seasonal?
Not by itself. Month-to-month is a lease term; seasonal describes a furnished winter stay. A month-to-month lease on a furnished home of six months or less is taxed as a transient stay all the same.
