Services in the Order a Project Needs Them
A project does not need a listing agent on day one; it needs different things at different stages, and the mistakes made early are the expensive ones. BreakThru Realty organizes its builder work around that sequence. Each stage has its own page with the detail, and a project can bring the brokerage in at any point on the list, including at the end to finish the inventory or sell the project as a whole.

Market Evidence Before the Plans Are Final
The cheapest time to fix a product mistake is before the architect finishes the drawings. BreakThru Realty pulls closed and active sales from BeachesMLS for the submarket, sorted by the questions a feasibility study turns on: which home sizes and bedroom counts are selling, how quickly, at what price per square foot, with or without a garage, a pool, water access or an association. That evidence supports your planner, your attorney and your lender; the brokerage does not act as any of them. What it adds is a sales view of the plan: the floor plan buyers in that ZIP code are paying for, and the one that will sit.
Pricing Set Before the First Contract
The first price list is the one every later buyer compares against, so it is built carefully and in writing. BreakThru Realty prices each plan, floor, stack or lot against the resale homes and competing new projects a buyer will actually tour, adjusts for what new construction is worth to that buyer (a newer roof, current code, lower insurance exposure, a warranty), and sets a ladder that allows increases as the project sells rather than cuts when it stalls. The reasoning is shown, so your partners can challenge it before it is published rather than after.
With Your Sales Team or Instead of One
Some builders employ an on-site sales team and want a brokerage for the MLS, the cooperating agents and the marketing. Others are too small to staff a model and want the brokerage to be the sales team. BreakThru Realty works either way, and the listing agreement says which. Beside an in-house team, the brokerage enters and maintains the MLS listings, runs co-broke outreach, handles registration questions and adds its own buyer pipeline. Reporting Your Lender Can Read
A builder’s sales numbers go to people who were not in the model on Saturday: the construction lender, the equity partner, the board. BreakThru Realty reports on a fixed schedule in the same format every time, so the numbers can be compared period to period. A standard report covers traffic and its sources, appointments, contracts written, cancellations, deposits received, pricing changes, what competing projects did in the same period, and a recommendation. Weekly is the default during launch and presales; the cadence and the format are set at the start of the engagement, including exports your lender’s portal accepts.
One Broker Who Answers for the Project
Every builder engagement is supervised by Tyson E. Sam, the founder and broker of record of BreakThru Realty, who signs the listing agreement and is the person you call when something goes wrong. Agents may staff a model or show homes, but pricing recommendations, contract questions, registration disputes and reporting run through the broker. That is deliberate: a project has one set of promises to keep, and splitting them across people is how deadlines are missed. If a project falls outside what the brokerage can do well, the broker says so at the first conversation.
Six Counties With Different Buyers
The six counties BreakThru Realty covers are not one market. Miami-Dade new construction leans toward condominiums and urban infill, with a large share of second-home and international buyers. Broward mixes infill townhomes, coastal condominiums and teardown rebuilds. Palm Beach runs from luxury coastal product to large western communities. Martin County is slower-growing and protective of its character, St. Lucie County, with Port St. Lucie at its center, is largely newer single-family development, and Indian River County, around Vero Beach, is quieter and smaller in scale. The pricing, the product and the marketing change with the county, and the brokerage plans for that from the start.
